Utilities and Other Details

Many of the utilities on this 3.90 acres are self-managed.

The electricity service is EPUD, and there are three meters providing power to the property: one to the main house, one to the cottage, and one meter to the shop and barn. We currently have a net-feed meter for our 42-panel solar array. It provides about six months of free electricity for the main house with feed-in credits, as well as several months of reduced monthly power bills. The solar array can be included in the house sale. Because the array is on our neighboring property, it will have to be disassembled and moved by the buyer. The inverter is there and the re-installation can easily be done by the new homeowner.

An EV charger outlet is ready to use for electric car charging. The large garage can hold two compact cars, along with all the mechanical components pictured below. A utility sink with hot and cold water is handy in the garage as well.

The main house is connected to an all-house generator for those times when the EPUD power might fail (once or twice a year with winter storms). The Cummins generator, the size of a truck engine, runs on propane. The in-ground tank is self-owned, is about 300 gallons, and has an automatic switch to seamlessly keep the electricity to the house going during an outage.

The water for the property is from one productive well, shared by all the buildings. The well water runs through iron, calcium, and carbon filters for great tasting water. The property also has an unfiltered irrigation system for the flower beds and the orchard. Well flow and water quality tests from 2025 are available and can be shared with a potential buyer.

The main house’s septic system was updated in 2024, and a new drainfield was installed. The cottage has its own septic tank and drainfield, as does the shop building. All systems have been well-maintained by the current owners, and the three holding tanks will be pumped before the sale.

A 80-gallon heat-pump style water heater was installed in 2021. The cottage has an efficient, compact water heater, and the shop has its own small water heater for the sink and shower, installed in 2020.

An efficient heat pump heats and cools the main house. It was newly installed in 2021. The cottage is heated by a newer propane furnace and is cooled by a window AC unit. The shop has a woodburning stove that will raise the air temperature in the winter and has a powerful exhaust fan for really hot days in summer.

We have two Spectrum Internet accounts: one for the main house and one for the cottage that are billed separately. Spectrum WIFI service works well for our business needs. Cell phone service at this end of the peninsula works best in combination with “WIFI Calling.”
